Mission and History

ARMLS® is the multiple listing service of choice for all the constituents it serves:

Participants through the facilitation of offers of cooperation and compensation to other Participants;

Subscribers through the orderly compilation, collation, and dissemination of listing information so Subscribers may better serve their clients and customers and the public through the use of cost-effective technology;

Appraisers by facilitating the preparation of appraisals, analyses, and other valuations of real property;

Associations by coordinating communication with, and supporting the efforts of, the Associations so that the REALTOR® brand and programs speak with one voice as the definitive source of real estate information.

The Beginning

Arizona Regional Multiple Listing Service (ARMLS) was incorporated in 1982 to consolidate the property listing efforts of autonomous boards across the Valley into a single system. The aim was to provide its members with comprehensive multiple listing and other vital agent services at a reduced cost.

Today

ARMLS is owned by four Shareholder Associations: Phoenix Association of REALTORS® (PAR), Southeast Valley Association of REALTORS® (SEVRAR), West Maricopa Regional Association of REALTORS® (WeMAR) and Scottsdale Area Association of REALTORS® (SAAR). It is governed by a Board of Directors composed of members from the Shareholder Associations and a client board, Western Pinal Association of REALTORS® (WPAR). An MLS Committee regularly reviews the service and recommends changes and upgrades to the Board. A Technology Committee reviews and evaluates new technologies, products and services for recommendation to the Board of Directors. In addition, the appointment of various task forces to study issues as they arise allows ARMLS to stay fluid and responsive to the need of Subscribers and the changing real estate landscape.

Modern MLSs today now have expanded roles beyond the original purpose of MLS: aggregation of property data and facilitation of a unilateral offer of cooperation and compensation to all subscribers. ARMLS now provides IDX and VOW services to members, ongoing training, Helpdesk services and technology solutions for Participants and Subscribers. ARMLS contracts not only with the MLS search vendor, but also engages other key service providers for public records data, mapping, lockbox services, remote MLS access through mobile devices, listing syndication and statistical data analysis.

Serving Subscribers

Subscribers use the MLS to serve their buying and selling public and make professional business decisions. Thus ARMLS takes data integrity very seriously. Its compliance department enforces the ARMLS Rules and Regulations as passed by its Board of Directors and strives to safeguard the accuracy and reliability of the data as a key member benefit for all Subscribers.

Subscribers join ARMLS through their primary REALTOR® Association. Those Subscribers desiring to become more involved in the operation and direction of ARMLS should contact their local Association and make known their desire to serve. ARMLS is driven by the valuable input of Subscribers in the field who use the system and are intimately aware of the needs of their fellow Subscribers.
